We didn’t let the pandemic stop us from celebrating a new beginning in National City — we did it virtually! Joined by our partners from the City of National City and the San Diego Community Land Trust, we turned some dirt on the site at Harding and 18th that will soon be home to six Habitat homeowners.
With the median home price in San Diego now at over $600,000, our new innovative approach to this project will make the purchase of these homes attainable for working families.
Here’s how it works: National City, the current owner of the land, will convey the site to Habitat for the duration of construction and the qualification of future Habitat homeowners. Upon completion of construction, the land will be transferred to the San Diego Community Land Trust who will manage a 99-year ground lease and will maintain the property, ensuring current and long-term affordability of the homes for generations. Because the homeowners do not own the land where their home sits, their purchase price does not include land cost, making these some of the most affordable homes in the San Diego market.
The six row townhomes will feature 3 bedrooms, 2.5 baths, and range from 1,100-1,300 square feet. They will be built with attached 1-car garages, drought-tolerant landscaping, and energy efficient appliances and plumbing fixtures. Completion of all six homes is expected by the summer of 2021.
